While every project is unique, most follow a similar path from initial briefing and feasibility through to design, construction and completion. The process above illustrates a typical project journey, although our services can be tailored to suit individual requirements and may cover all or part of the RIBA Plan of Work.
Our fees are carefully tailored to the scale, complexity and specific needs of each project, ensuring you receive the appropriate level of support at every stage while remaining aligned with your objectives, programme and budget.

This initial stage explores what’s possible for your project, helping to shape a clear brief that reflects your goals, requirements and aspirations. Through collaborative discussions and early design studies, we’ll identify key opportunities and constraints, develop tailored options, and build confidence in a direction that feels right for you.
This stage may include:
Site visits
Feasibility studies and site appraisals
Review and analysis of the site and existing building
Measuring and drawing existing building plans
Design and layout options
Design workshops and stakeholder consultations

Once a preferred option has been selected, we’ll develop it into a more refined proposal – exploring materials, space, natural light, and how everything comes together. Through collaborative design development, we’ll refine layouts, elevations and visuals to ensure the design is cohesive, functional and ready to move forward.
Dimensioned drawings allow you to get quotes from contractors and specialist suppliers, and when you're ready we can prepare and submit the planning application on your behalf, guiding you through the process and acting as your agent with the local authority.

Pre-application planning advice

Preparation and submission of the planning application

Once planning approval is in place, we’ll develop the technical design – turning ideas into detailed information ready for construction. This stage focuses on how your project will be delivered, considering materials, structure, sustainability, compliance requirements and the finer details that bring the design to life.
We’ll prepare the necessary drawings and documentation for Building Regulations approval, as well as information to help obtain accurate prices from builders during the tender process.
This stage may include:
Technical design drawings and specifications
Design reviews
Finishes and material mood boards
Building Regulations submissions
Tender documentation
Coordination with structural and other consultants

During construction we can remain involved to support the successful delivery of the project, helping to coordinate design information, respond to queries and ensure the original design intent is maintained throughout the build.
This stage may include:
On-site construction support
Design coordination with contractor
Review of contractor information
Site visits and site reports
Ongoing revisions to drawings

With construction complete, the project can begin its next chapter. We remain available to answer any final queries, assist with project handover, and provide support as the building comes into use.
